Referencing Checks

In order to complete your referencing we will need to obtain references to establish employment, financial and credit status this will be conducted by the referencing company we use, Homelet, this usually only takes up to 5 working days, but please note this depends on the employer, previous landlord and how long it takes them to complete their reference. We require for all tenants to supply us with proof of ID, such as Passport etc for the Right to Rent checks if you are unsure of what document to provide please do ask us, we are here to help!

Reserving Your Property

Ballantyne Property Services requires all applicants to pay a refundable holding deposit equivalent to one week’s rent in order to reserve a property and show commitment whilst reference checks and right to rent checks are being conducted. Please note if the landlord pulls out your holding deposit will be refunded back to you. We are legally allowed to hold this money for 14 days, if longer with your writing consent we will hold this money until 24 hours prior of move in where we will deduct it from your final monies.

The property will be withdrawn from the market pending referencing and right to rent checks. Ballantyne Property Services will not move any relevant parties into the agreed property if the tenancy agreement has not been signed by tenant or landlord.

The holding deposit will be retained by the letting agent if the correct information has not been provided by the tenant on their application form, this will either affect or delay your move in or the decision to let the property to you.

The holding deposit amount will be deducted to the cost amount of the right to rent checks if the tenant fails. The holding deposit amount will be deducted to the cost amount of the referencing if the tenant fails.

Your Security Deposit

Your security deposit will be due 24hours prior along with your first month’s rent in cleared funds before your move in appointment at the property. We are registered with the TDS (tenancy deposit scheme) and your deposit will be registered and held with them. For your reassurance at the end of the tenancy we can only release funds once we have confirmation in writing that both parties are in agreement.

Rental Payments

Ballantyne Property Services requires all rent by standing order which the tenant will need to set up as part of their move in procedure with us, this is payable monthly in advance, we will of course supply you with a standing order mandate for this. When a landlord is managing their own property, you will need to pay us your first month’s rent then you will pay the landlord directly after this rental payment.

Payments During Tenancy

  • Late payment of rent will be chargeable to the tenant at £10 if the permitted occupier has not set up their standing order for rent or communicated to the Agent of reason.
  • Payment will be due from any permitted occupier for costs of loss of keys/security devices
  • Any unpaid rent or other reasonable costs associated with the permitted occupier will be due.
